Large Scottish Rentals for 12

Booking a large lodge means you can have  the whole family together while still having enough privacy. You can book properties for smaller groups that sleep 10,12 or much larger properties that can sleep up 16-24 adults!

There are large holiday cottages dotted all over Scotland too, from the Cairngorns to Argyll and everthing in between, all decked out with all the the luxury you could want on a family getaway, or a trip away with friends.

Who books these huge properties?

If you’ve ever had the frustration of trying to book a group of lodges for a large party you’ll know how difficult it is to get enough places to rent that are near to each other at the same time. Booking one big place you can all fit in makes for an easier life. It’s also easier to deal with people deciding to come at the last minute, or someone dropping out.

The kinds of bookings we see for bigger properties are things like celebrations:

  • Wedding anniversaries
  • Stag and hen parties
  • Extended families from different parts of the UK getting together!
  • Milestone birthdays

Pet friendly hot tub breaks

If a holiday isn’t a holiday if it means leaving a certain four-legged friend behind, they’ll be as pleased as you are that they don’t have to spend the time away from you.

There are some fab pet-friendly cottages that sleep 12 up in Bonnie Scotland which not only welcome pets but make for a great getaway for 4-legged companions as much as they do the rest of the family. So what should kind of Scottish retreat should you book if you’re taking a dog along?

  • An enclosed garden is a must – With all the chaos and fun of having the family away together, it’s not always practical to keep an eye on the pooch, and the children, and get unpacked and sorted out. Pick somewhere with a nice large outdoor space that’s fenced off and safe for pets to roam around.

Cottages with swimming pools

Want to book the ultimate super-star cottage rental for your family? Why not go all out and pick one with a swimming pool? A number of these larger properties that sleep twelve or more will come with a decent pool. Be warned though – if it’s an outdoor one, it could be more like an ice-plung pool in the colder months unless it’s heated.

Thankfully, a lot of houses have pools that are of the indoor variety, normally in a large conservatory.

Some cottages have their own games rooms

Big Cottages. Big gardens!

One of the real joys of visiting cottages has been seeing how amazing some of the outdoor spaces are. These larger lodges and holiday rentals have some whopping private gardens that are your own oasis of peace and quiet to enjoy during your stay. (Well, as peaceful as it gets if you’re travelling with little ones!)

Some of the outdoor spaces are just gorgeous in larger properties and there’s plenty of room for all 12 of you to find a spot to sit and unwind. If you’re a keen BBQer the majority of properties we’ve visited and written about do come with a decent size BBQ that you can use to have a cookout for the whole family.

Getting out and about in Bonnie Scotland

Whether your idea of a fun time on a cottage break is exploring the fascinating city of Edinburgh, or you’re happier off in the middle of nowhere in the highlands, or you’re convinced this will be the year you’ll snap a selfie with the Loch Ness Monster, Scotland offers everyone a diverse range of locations, landscapes and holidays.

The Highlands

There are some outstanding big cottages with hot tubs in the Highlands that will happily sleep 12 or more guests and this area offers some of the most spectacular scenery and activities during your getaway. Home of Loch Ness, the towering peaks of Ben Nevis (the UK’s highest mountain). Whether you hike, bike, drive or take to the water, this area is one of the most beautiful places in the UK for a cottage group break.

Discover Edinburgh

Whether you’ve been to Edinburgh before or not, there’s always a certain feeling you get when you visit this city! What an amazing place, steeped in rich history, and with so much to explore and enjoy. With winding streets and insane verticality, it’s a mix of the ancient and the modern. Explore the castle, get lost in the endless quaint streets or just find your way into one of the incredible pubs. Edinburgh is one of those places where you can spend days without planning anything out and have the best time ever.

Isle of Skye

An enchanting part of Scotland, Syke offers a chance to see some of Scotland’s stunning coastline. Take on some water sports, hike the Quiraing, and visit Dunvegan Castle.

Scottish Castles

Scotland and castles go together like Neeps ‘n’ Tatties! And you’re missing out if you don’t stop off at one of these magnificent buildings during your cottage break. There’s no shortage of ancient historic houses to visit:

  • Edinburgh Castle, in the heart of Edinburgh (be sure to take a tour as the history is as dark and intriguing as it gets!)
  • Dunnottar Castle, Stonehaven in Aberdeenshire
  • Stirling Castle, Stirling
  • Eilean Donan Castle, western Highlands
  • Glamis Castle, Angus
  • Urquhart Castle, Inverness – The iconic castle and one of the most famous ones in Scotland. The one next to Loch Ness.

Outdoor activities

Scotland isn’t just marvelling at the dramatic landscapes and trying to spot the areas used in the movies! It’s a chance to get involved in some seriously heart-pounding outdoor action too.

  • Hiking and Mountain Climbing – Whether you spend all your money on climbing gear or you’ve just bought your first pair of hiking boots on Amazon, a holiday in Scotland is the ideal opportunity to test your mettle and take on some of the well-trodden trails available. Conquer Ben Nevis or head to the Cairngorms National Park for some slightly easier hiking experiences.
  • Cycling and Mountain Biking – There’s plenty of room in a large cottage to store everyone’s bikes so if you’ve got a bike rack, make sure to take them. Scotland is practically made to be cycled through and you’ll find it’s a haven for cyclists. Stop off at a pub or push yourself on that hill climb. Then head back and soothe your muscles in the hot tub.
  • Water Sports – Thanks to its huge stretch of coastline and the many lochs throughout the country you can get involved with all kinds of water-based adventures during your Scottish getaway. There are activity centres throughout the region catering for kayaking, paddleboarding, sailing, windsurfing and even surfing at some of the country’s beautiful beaches. Just make sure to hire a wet suit – the North Sea never really gets warm!
  • Golfing – This is one to look out for when you book. While we’ve not seen any of the large cottages have a built-in 16-hole golf course, there are a lot that offer gold within a short walk or drive of your accommodation.

Booking accommodation for 12 guests - isn't that expensive?

Prices start at around £1300 to book a decent-sized holiday home that will sleep 12 guests in Scotland. They can spiral upwards to £5000 – £6000 depending on the kind of property you’re booking. One of the main ways to get around this cost is to split it with other guests who are attending. Once you chop it down like that, it’s not too bad for a week’s holiday. You can also book for shorter durations of course. A three-night stay in a big fancy cottage might be just the ticket and costs a lot less too!

One thing I would say is that larger lodges and holiday rentals cost the owners a fortune to run and keep going. You literally need a team of employees to get a castle with 7 bedrooms ready for the next guests. And things like council tax, rates and heating costs can mean that hosts aren’t exactly getting rich.

Besides, these are some of Scotland’s most outstanding properties. We spend a lot of time reviewing, visiting and writing up the cottages we feature on Lodges with Hot Tubs and some of the best ones are these larger properties. Sharing a holiday with a larger group of friends or family is something you can’t put a price on.
