We all had a great time, everything we needed in the house was to hand and worked as it should. Comfy, plenty of space and the outside hot tub and games room is a great addition. For those worried about the lanes found throughout the West Country, the property is very easy to get to with minimal time spent on a slightly narrow road. You won't get much better than this spacious barn. The rooms were all great, extremely clean and well maintained. The location next to the farm makes for a quiet place. We made use of the large hot tub and games room every evening. There was parking space for our four cars at the bottom of the drive. The main area (barn and games building) are gateRead mored and fenced so our two dogs were free to roam. If you enjoy gardens, RHS Rosemoor is very close to this property and well worth a visit. This is a great place to gather the family or group of friends together! The barn was well equipped and extremely comfortable plenty of room! The games room proved very popular as did the hot tub and barbecue. We had three dogs in our party and they had enough space and could go out in the garden without being able to escape. Beautiful barn, spotlessly clean, everything you need is here. Good location close enough to drive to many seaside locations & countryside. Inside the barn is stunning, plenty of room for everyone. The hot tub was very welcome along with the games room. Garden very secure for the dog. Would highly recommend this property to anyone.

WOW! This property is beautifully presented, with everything you could need ,and more, for a perfect, peaceful getaway. Lanes around the area are narrow in places. The wonderful host was so friendly and helpful. We even got to look around the farm, which my two year old grandson absolutely loved! We went out to eat at a local pub , The George Inn aRead moret Hatherleigh ( 15 minute drive) and would recommend it if you want a good varied menu for a large group with various ages and pallets. This is an amazing well-equipped barn conversion which meant it was easy to cook for a family of 9 and 3 children. This was an extended family holiday to celebrate a 60th & 30th birthdays. There was 9 of us with an age range of 26 up to 83. It is beautifully appointed cottage with space for everyone, well equipped and was able to cook for everyone in the lovely kitchen. The hot tub and games room was icing on the cake.

We loved this property for the 12 of us! It suited us all with the great games room, hot tub and the lovely sized bedrooms, lounge and kitchen. The kitchen had such a great variety and amount of utensils, cutlery & crockery you may need. The sofas and beds were very comfy too! Not too far away from shops (around 12 minute drive). Overall we were al l very happy with this property and would recommend it to others.

What a wonderful property, beautifully appointed and very spacious. Having en-suite facilities to all bar 2 bedrooms (they shared a bathroom) was one of the benefits. The games room provided much fun. Best of all was the hot tub, plenty of room for 6 -8 people. Beaches, towns and other attractions within easy driving distance, albeit some of the lo cal lanes are very narrow and windy. This was a family celebration holiday and all have said they would like to return.

A stunning barn conversion! We were six adults and six children plus a baby, plenty of space, loved the communal lounge kitchen diner which bought us all together. Hot tub, pool table and tennis table kept everyone entertained. It is a few minutes walk from the Tarka Trail so dont forget your bikes!

The barn was immaculate with everything you could possibly need in terms of cooking, utensils etc. The lounge area & beds were so comfortable & the log burner was a great focal point & made evenings so cosy. Very nice touches with a bottle of fizz & scones on arrival. Outside courtyard area was very pleasant & the hot tub & games room were welcome additions. Would highly recommend this property particularly for dog owners as the garden area is completely enclosed. Loved our stay .

A beautiful large open plan converted barn. Clean and well equipped with everything you need for a fantastic gathering. All the rooms are a good size, and the jacuzzi & log fire were very popular. The owners were very accommodating and even provided delicious home made scones on arrival. Highly recommended.

Such an amazing property! A group of 10 of us were looking for a chilled hen weekend, despite 10 of us being there we never felt cramped and each had plenty of space. The owner was wonderful in setting the property up for us, splitting as many bed as possible and suggesting we keep best room for the hen. The hen was wowed by the property and the tr eats the owner left for us were devoured! Such a lovely little touch that was very much appreciated. If youre thinking of booking dont hesitate!

This is a beautiful property which was just right for our family get together to celebrate my Mum's 80th. The barn is beautifully furnished and has an extremely well equipped kitchen, with a fantastic selection of pots and pans, utensils etc which made our few days of self catering for 10 very easy. It is a beautiful space and was perfect for our m ulti-generational group. The games room was perfect for keeping everyone entertained and of course the hot tub was an added bonus that we all loved.

We stayed at Little Marland Barn for a long weekend from 25/11 to 28/11. The barn was beautiful and although there were 12 of us and a new baby we never felt on top of each other. Ample space at the table for dinner and games. The kitchen was incredible and had everything we needed. Scones jam and cream from Cherie was a lovely touch as were the fl owers. We had a takeaway curry on Saturday night from Everest Indian takeaway and on Sunday we had lunch at Pier House in Westward Ho! Both lovely.

Had a wonderful 3 nights at Little Marlabd. The house was plenty big enough for 10 of us plus dog. (4 separate families), and not once did we feel on top of each other. The owners had thought of everything, couldn't really fault it. The house is in a remote location (as described), so you do have to be prepared to drive to get anywhere.

Amazing Barn with more than enough space for 12 plus 3 dogs!! Very well equipped kitchen with a Range that we were all envious of and wished we had one like that at home. The bedrooms were comfortable with excellent showers and we really enjoyed the extra treats provided, and the jacuzzi and games room.

Can not praise this house enough! It is absolutely stunning. Very spacious with ample bathrooms which meant each couple had their own with privacy. Very clean and well equipped. Great games room, hot tub, bbq and fire pit, so plenty of fun to be had without leaving the property. Lovey walks from the house with cycle hire and beach only short drive away. Owners very helpful and friendly, yummy welcome treats on arrival. Thankyou!

This Barn is amazing! Highly Recommend Blankets for the cold nights, towels and hair dryers included. beautiful log fire, the rooms are all beautiful and all room have en suite apart from the 2 doubles that share a bathroom with a bath and shower. Perfect gateway 15mins -Torrington (had a takeaway: Everest - was so good) 30 mins- westward Ho beach (pebble beach, until tide goes out) 40mins - Saunton sands - beautiful beach, can body board here and kite surf - great restaurant here

Lovely spacious and clean accommodation. Good outdoor space for car parking. Everyone enjoyed using the hot tub and the games room, especially the children. A highlight for the adults was having an evening meal cooked by private chef Wayne Pearson - booked in advance and felt very special. Although nothing close by, it was only a short drive to the Tarka Trail and beaches. Highly recommended.

Stunning barn conversion, so light and airy the space suited our family group perfectly. Well equipped, stylish and comfortable. The outside play barn was a lovely bonus along with the hot tub, fab to relax at the end of the day. The welcoming fresh scones, homemade jam and clotted cream along with the chilled Prosecco were delicious. Our family gr oup of 10 + 3 dogs had a very enjoyable week, we were all a little sad to be leaving.

Proximity to the Tarka trail was the highlight of the holiday. We cycled everyday and enjoyed the hot tub on our return. The courtyard provide a private sheltered environment for relaxing and a secure area for children and dogs. The barn was beautifully restored retaining original features with a modern twist being warm, light and airy. Location pe rfect for country views but close enough to facilities e.g. supermarkets, soft play, beach and family attractions. Highly recommended.
